USDA Rural Housing Loan Program Update
ByUSDA has run out of funds but Envoy is still moving forward
Loans for which a conditional commitment has NOT been issued:
• USDA anticipates that guaranty fees will increase for both purchase and refinance transactions;
however we do not have confirmation as to what those fees will be.
• Once we have confirmation of the new fees, our Compliance Department has indicated that a
new TIL and GFE must be sent to the borrower(s) within 3 days.
• Underwriting will continue to underwrite USDA loans, however they will not be sent to USDA
office until we have received notice of the new guaranty fees.
• Purchase contracts with closing dates scheduled for May that do not have an existing
commitment will likely be delayed until June for closing. You may advise your borrowers that
they will need to seek extensions from the property seller.
• Loans closing in June may not close with an interest credit. The earliest first payment date for
any loans closed will be August 1st.

The rule of thumb is 30% of your take home, or 40% of your gross. Remember that the interest and proprty taxes (most of your payment in the first years) is tax deductible.
If you paid the bill yourself then at the yearly anniversary of your loan they should send you a check because there will be a large overage in your escrow account and there is a limit to how much they can keep in escrow. If the tax bill was sent to you then you needed to forward it to them. Otherwise, they wouldn’t know how much was due or when it was due. If the next tax bill is sent to you then call them and ask them where you should send it. They can’t pay a bill that they don’t have.

I have searched the internet for years looking for people who see down the road, who witness the now and are proactive about the future of our American society and the world community as a whole.When you take in all the turmoil and yes it’s snowballing over the years, don’t you want to say~ hey! Back up, back off, and breathe a little at least. Hard to put all this in a nutshell but after raising 5 kids and working with families disassociated (ignored) by the communities they live in, my eyes are wide open to how ill even our smallest townships have become. How unlike the very words that are supposed to warm us when we hear them, home, community they have evolved to be. I don’t blame anyone but our own human nature but also claim my birthright as a human being to help create a community that I can live in, can teach in, can learn in and can blossom in.
lol a couple of the reviews bloggers write are just silly and unrelated, sometimes i wonder whether they at all read the post before writing or whether they merely look at the subject of the post and write the very first thought that comes to their minds. But it is nice to find a fresh commentary every now and then in contrast to the exact same, traditional blog garbage which I oftentimes notice on the blogs. Cheers
